Coffee shop, oil change business developer wants to slide into Jacksonville


Oil and water may not mix, but a business developer is hoping oil and coffee will.

The city is being asked to allow a zoning change that would bring a drive-through coffee shop and oil change facility to Jacksonville.

The Charles T. and Kathie J. Marx Trust of Quincy owns the land at 1207 and 1209 W. Morton Ave. being considered. The property is under contract by NLD Acquisitions of Fort Worth, Texas.

NLD Acquisitions is part of Net Lease Development, a commercial real estate development company. It has developed sites in about 26 states and has projects in 11 others, including Illinois.


It wants to build the Jacksonville shops but would need a special-use allowance because of the drive-through.

The Jacksonville Plan Commission will consider the request at its meeting at 6 p.m. today in the Municipal Building at 200 W. Douglas Ave.

NLD Acquisitions development manager Mark Huonder was unavailable for comment, but his company has requested approval for plans in Danville for a 7 Brew coffee shop and a Take 5 oil change business.

Since first opening in Rogers, Arkansas, in 2017, 7 Brew has grown to about 18 locations. Its menu features tea, hot and iced coffee, smoothies and energy drinks. Take 5 promotes 10-minute oil changes and fluid checks that don’t require the customer to get out of the car.

It’s not the only coffee shop on the commission’s agenda today.

Niemann Holdings is asking for a zoning change that would allow it to build a drive-through coffee shop at 404 and 408 W. Morton Ave.

The owners told the Journal-Courier in February that they plan to tear down the Jacksonville Super Wash car wash that is at the site and open Perk Coffee Co.

It would feature coffee, lattes, smoothies, energy drinks, pastries and other snacks.

The Plan Commission will make a recommendation on each request to City Council, which is responsible for a final determination of the application.
